| BOOKINGS

1. Bedwyn's Holiday Accommodation Agency acts solely as a Booking Agent for the property owner. A contract exists between the HOLIDAYMAKER and the PROPERTY OWNER when a booking is confirmed i.e., payment has been made, a signed booking form completed and a booking confirmation letter sent out.
2. CHECK YOUR BOOKING CONFIRMATION LETTER IMMEDIATELY ON RECEIPT. Let us know immediately if any corrections or changes need to be made to your booking details.
3. If you decide at a later stage to make changes to your booking we reserve the right to charge A FEE OF £10 FOR EACH CHANGE made to cover the cost of administration.
4. You must be aged 21 or over to make a booking. We may request proof of age if necessary. |

| PAYMENTS & COMFIRMATION

1. Your booking is not confirmed until (at least) a deposit has been paid and we are in receipt of a signed booking form. Final payment is due no later than 8 weeks before the start date of the holiday.
2. The full amount is payable immediately if booking within 8 weeks of the holiday starting. You will not be given admittance to a property unless your payment has been made and cleared in full.
3. "SHORT NOTICE" BOOKINGS are made purely at the discretion of Bedwyn's Holiday Agency. Normal booking procedure (i.e. payment in full and a completed/signed booking form) will be followed as outlined above. We do not accept next-day bookings.
4. SPECIAL CONDITIONS APPLY TO HOLIDAYS OF MORE THAN 3 WEEKS DURATION. Details available on request.

| ARRIVAL/DEPARTURE

1. YOU WILL NOT BE ABLE TO GAIN ACCESS TO THE PROPERTY BEFORE 2PM. Please ensure the property owner knows your approximate time of arrival (state on booking form). You can call the owner/Bedwyn's if this changes, even if en-route.
2. DEPARTURE IS BEFORE 10AM ON THE LAST DAY. There is no right to remain in the property once the holiday period is over. Please note, you are not entitled to a refund should you leave before the end date of your booking.
3. EXTENSIONS TO YOUR STAY. If you wish to extend your stay you will be required to pay the new amount IN FULL three days before the end date of your original booking. Any extension periods are made purely at the discretion of Bedwyn's and we reserve the right to refuse requests of this nature.

| YOUR
RESPONSIBILITIES |

1. IT IS YOUR RESPONSIBILITY TO TAKE GOOD CARE OF THE PROPERTY AND LEAVE IT IN THE SAME STATE OF CLEANLINESS AND REPAIR THAT YOU FOUND IT.
2. If you have arranged to bring pets, they must never be left unattended in the property and must not be allowed into bedrooms or on furniture. All traces of pet's occupation must be removed before final departure.
3. THE OWNER HAS THE RIGHT CHARGE FOR EXTRA CLEANING COSTS AND CLAIM AGAINST YOU FOR ANY DAMAGE.
4. ANY PROBLEMS MUST BE REPORTED TO THE PROPERTY OWNER IMMEDIATELY. Please inform the owner during your stay- it is too late when you have returned home. Try all the numbers provided for contacting the owner first, if you cannot contact the owner please inform Bedwyn's.
5. Under no circumstances is the holidaymaker permitted to invite extra guests to stay at the property during the holiday. Only those guests identified on the booking form are allowed to stay overnight in the property and this number must not exceed the number accepted at that accommodation.

| ACCESS

| The property owner (or representative) is permitted access to the property at any reasonable time. |

WE STRONGLY RECOMMEND THAT YOU OBTAIN HOLIDAY CANCELLATION INSURANCE.
We can provide full details on request
1. 1. IF YOU CANCEL A CONFIRMED BOOKING, (I.E. YOU HAVE PAID YOUR DEPOSIT) YOU ARE STILL LIABLE FOR THE FULL COST OF THE HOLIDAY.
2. The deposit is non-refundable.
3. If you think that you may have to cancel please call us straight away. As soon as we receive written confirmation of your cancellation we will make every effort to re-let your property minimising the amount that you will be liable to pay.
